Peoria Journal Star : Smoothies, Training, and Saunas: a $3.5 Million Now

Smoothies, training, and saunas: a $3.5 million new facility is planned for a Peoria gym.

 

A redevelopment agreement was reached between Titan Fitness and the city of Peoria, allowing the gym to build a new $3.5 million facility.

 

A 30,000-square-foot, 24-hour facility with infrared saunas, a smoothie bar, a private training room, and a child care area twice as large as it is now is part of the proposed development.

The building will be situated behind the Walmart on Allen Road, close to the intersection of Townline Road and West Grand Parkway. For $525,000, Titan Fitness acquired the land.

 

Currently, the gym can be found at 7620 N. University Drive.

The success of the business corridor along Route 6 and the residential growth in North Peoria and Dunlap, according to owner Chris Cupi, drew him to the area.

“It’s just a way bigger market, I think, so moving farther north made total sense to me because of the opportunity there and the people there who need a place to go work out,” Cupi stated.

Another unique feature of the Allen Road lot was that it permitted new construction. Cupi claimed that although he looked into moving into an existing building, he was unable to find one that would work for his needs.

There isn’t a lot of vacant land. Many vacant buildings exist, but none of them match my vision, my desired size, or our preferred arrangement, Cupi remarked.

“Recreation areas with lockers are a big deal—we have saunas and fully equipped locker rooms—so none of the buildings we looked at were functional.”

 

According to Cupi, the gym will get much-needed space upgrades from the new structure. He claimed that because the number of members at his gym has doubled over the last three years, more space is required.

“It’s quite a bit larger — we’ve basically outgrown where we’re at,” Cupi stated.

 

The new location of Titan Fitness will continue to provide all of the current services it provides, including functional training, boxing classes, and a variety of strength-training equipment.

“We’re not going to lose anything that makes us unique,” Cupi stated.

Titan Fitness and the city have an agreement that calls for a 50% reimbursement of property taxes for the duration of the Medina Plains-Allen Road TIF district, which ends in 2047.

A $1.7 million increase in property taxes is anticipated from the development, with 22.5% going to the Dunlap School District.It is projected that the new gym will take 21 months to complete and that construction will start in early 2024.
